Property Development, Investment and Commercial Leasing
Property Development
We act for investors and developers in all manner of commercial, industrial, rural and residential property developments ranging from high rise apartment complexes to industrial projects and lifestyle subdivisions – so we understand the issues that can trip up even the most experienced property professional and how to avoid them and achieve a successful outcome.
We draft and advise on sale and purchase agreements, development project planning, tax structuring, construction and building issues and property management and funding.
Subdivisions
Whether you’re a developer or an individual with a section that you wish to subdivide we have the expertise and experience to ensure that all legal aspects of the project are managed effectively. We can actively coordinate the surveyors, planners and local council or give you the advice on how to handle the process yourself. We have extensive experience in all types of freehold, leasehold and unit title subdivisions including:
- Commercial and industrial subdivisions including unit title developments of apartments.
- Mixed residential and commercial subdivisions.
- Residential - freehold, crosslease, leasehold and unit title subdivisions.
Commercial Leasing
We advise on commercial, retail, industrial and rural leasing projects and one off tenancies. We have broad experience in the acquisition and leasing of land and buildings, negotiating and drafting leases, preparing documentation for the development, sale and leaseback of commercial premises, providing general advice in relation to property management, assignments, rent reviews and tenant defaults.
Property Investment
We advise clients on all aspects of property investment including commercial, industrial, retail, residential or rural property. In particular we focus on the structures that result in you saving tax and ensuring that your property investment and development activities complement each other and do not result in you breaching associated person rules and having your investment and development activities treated in the same way by the Inland Revenue Department.
